How are projects selected?

Not all analysed opportunities are published. In fact, we select only 10%. Each transaction goes through a structured process that includes:

During development, periodic monitoring of key milestones and financial evolution is carried out, which is shown in the private area. The objective is to reduce risks and offer transparency from the start.

Who participates in a co-investment project?

Each transaction has a clear structure. Normally the following are involved:

The developer

Identifies the opportunity, develops the project and manages its execution. They contribute their own capital, which aligns their interests with the success of the transaction.

Urbanitae investors

They contribute capital through the platform. Their investment is structured through an independent vehicle company created for that project.

Co-investors

In some projects there are participants who invest in parallel to the investors. These investors can be family offices, private wealth or other professional investors.

Bank

Many projects involve a financial institution that provides senior financing. This financing usually has collection priority and is granted after analysing the viability of the project.

Before investing, you can consult the complete structure of each project, including the capital distribution, existing guarantees and the business plan.

What if I am not 100% sure?

European regulations establish that non-experienced investors have a cooling-off period (14 days), during which they can cancel their investment without penalty.

What if a project is already financed?

Some projects are completed quickly. For this reason, Urbanitae allows you to request participation in already financed projects, in case spots become available or the available investment is expanded.

Is the project underway?

Urbanitae does not wash its hands once the project is financed:

  • Periodic monitoring of key milestones.
  • Review of the financial evolution.
  • Publication of updates for investors.
  • Intervention and negotiation if significant incidents arise.
