In recent years, real estate crowdfunding has experienced a remarkable boom in Spain. Its success is due to its two facets. On the one hand, it allows any saver to invest in the real estate sector without having to buy a house or spend a lot of money. On the other hand, it is an agile and reliable means of financing for an increasing number of promoters.

In Spain, there are around 30 platforms dedicated to crowdfunding registered with the CNMV. However, only a handful of them have a significant presence in the market.

Today Urbanitae is the undisputed leader in its sector: it finances around 7 out of every 10 euros of real estate crowdfunding in Spain. Last year it exceeded €32 million in financing, a figure it has exceeded in the first half of 2022 alone.

The success of its model, based on transparency and rigour in the selection of projects, not only attracts investors, but also leading developers. In these three years of activity, it has collaborated with sector leaders such as Inmobiliaria Espacio, Caledonian, Gestilar and Adaptis Real Estate (Q21).

Urbanitae also specialises in equity projects - in which investors and developers become partners - and is the only platform that finances large tickets, between 3 and 5 million.


The measure of success: returned projects

In its three years of activity, Urbanitae has returned to its investors the capital invested in 14 projects - and made partial returns in three others. Despite cost increases and the pandemic, the results support Urbanitae's model. Here are some examples.

Size matters too

Urbanitae is also the only real estate crowdfunding platform that has been able to raise €5 million, the maximum allowed by law. And it has done so three times. The last one, in the La Moraleja project, an exclusive home developed by Kai Homes and valued at more than 15 million euros.

Urbanitae specialises in medium-sized projects. It has financed more than a dozen projects worth more than two million euros, often in just a few minutes.
